The Build Process
Where plans become places. Seven physical execution services — coordinated, site-managed, and built for the particular demands of North Vancouver Island's coast and climate.
Build is Phase Two
After planning and design are locked, the Build phase brings your project into the physical world — coordinated across all seven scopes from one point of contact.
Seven ways we build
Each service runs as its own managed scope — or they come together under one coordinated build when your project needs more than one.
Exterior Construction
Framing, roofing, cladding, windows, and doors — the full building envelope built for the coast. Every detail engineered to handle the Pacific and look exceptional doing it.
Interior Finishing
Drywall, flooring, trim, cabinetry, and paint — the layers that turn a shell into a home. Coordinated with your design package and built with the same attention to detail throughout.
Landscape & Property Care
Grading, drainage, hardscape, planting, and ongoing property maintenance. Your land shaped to work with the site, not against it — and cared for season after season.
Deconstruction & Salvage
Careful disassembly of existing structures, recovering and cataloguing valuable materials for reuse. Reduce waste, preserve character, and give old materials a meaningful second life.
Repurposed Builds
Adaptive reuse, barn conversions, container homes, and heritage renovations. Structures with a past, given a thoughtful future — without losing the character that made them worth saving.
Sauna Design & Builds
Indoor and outdoor sauna structures, steam rooms, and cold plunge setups — designed for the BC coast. Custom cedar builds with proper ventilation, waterproofing, and hardware integration.
Fire-Safe Home Protection
Defensible space clearing, ember-resistant upgrades, vent screening, and FireSmart landscaping. Protecting NVI homes in an era of increasing wildfire risk — practical, effective, BC-code aligned.
One coordinated build
When your project spans multiple scopes, Insiteflo manages the sequencing, subcontractors, and site coordination across every service — so you deal with one team, not seven.
How the build unfolds
Scope Lock & Permits
Design package handoff, permit applications, trade scheduling, and material procurement. We coordinate all seven service scopes into a single site plan before the first tool hits the ground.
Site Setup & Grading
Site access, temporary services, grading for drainage and building pad, and landscape groundwork. Exterior and landscape scopes often run in parallel during this stage to keep the schedule tight.
Frame, Envelope & Structure
Framing, roofing, cladding, windows, and doors. Repurposed and specialty structures — saunas, container builds, barn conversions — run concurrently when sequencing allows. Each scope inspected before the next begins.
Rough-In & Interior Build
Mechanical, electrical, and plumbing rough-in, followed by insulation, drywall, flooring, cabinetry, trim, and paint. Fire-safe upgrades — vent screening, ember-resistant details — integrated during this phase where possible.
Landscape, Handover & Deficiencies
Final landscape installation, hardscape, planting, and property cleanup. Deficiency walkthrough, occupancy permit, and client handover documentation. Your project is not done until every item on the list is closed out.
